Owning your own home opens the door to many tax opportunities. CCH, a Wolters Kluwer tax information company, suggests these 12 ways to save on your tax return:

If you bought a home last year, you may benefit from a refundable first-time home buyers’ credit of 10% of the purchase price of a new home—up to $8,000. The credit is available for homes purchased before October 1, 2010 and you must have entered into a binding agreement to buy the home before May 1, 2010. You can’t have had an ownership interest in a principal residence during the three years before the purchase.

A refundable repeat home buyers’ credit is available is you entered a contract to buy a home by April 30, 2010 and closed on the sale of the home before October 1, 2010. The credit is 10% of the purchase price with a limit of $6,500. To claim the credit, you have to have owned and used the same home as a principal residence for five straight years within a time period that may go back a maximum of eight years. You also must be at least 18 years old and your home purchase price must be under $800,000.

You can exclude up to $250,000 of gain on the sale of your home (up to $500,000 for joint filers) if you have owned and lived in the home as your principal residence for two out of the five years prior to the sale, although a partial exclusion may be available for sales due to a change of employment, health, or unforeseen circumstances. The periods of ownership and occupancy do not have to be identical.

You can take the interest on your mortgage indebtedness of up to $1 million as an itemized deduction. The interest can be on your principal residence and one additional residence.


For ordinary income purposes, up to $100,000 in home-equity loan interest can also be deducted. In regards to the alternative minimum tax, interest on home-equity loans is deductible only if the loan is used to acquire, build, or substantially improve a home.

The points you paid on a mortgage loan you used to buy or improve your principal residence are deductible in the year you paid them, as long as the points represent a customary practice in your area. Points paid on a refinancing loan must be deducted over the term of the loan.

Through 2010, you can deduct mortgage insurance premiums as mortgage interest. However, the mortgage insurance had to be originally acquired on or after January 1, 2007.

You can take the state and local property taxes you pay as an itemized deduction. An option to take up to $500 ($1,000 for joint filers) as an additional standard deduction for real estate taxes expired at the end of 2009 and is not available for 2010.

If you rented your home for fewer than 15 days during the year, you don’t have to include that rental income in your gross income, but you can’t deduct any expenses related to the rental either.

If your lender forgave your mortgage debt of up to $2 million on your principal residence, as in a write-down or foreclosure, the transaction won’t be treated as “cancellation of debt income.” This special relief is temporary and is available for six years, retroactively for taxpayers filing amended returns, from January 1, 2007 through the end of 2011.


If you own a home and installed qualifying energy-efficient fixtures or systems by December 31, 2010, you may claim a 30% tax credit—up to a maximum of $1,500 for both the 2009 and 2010 tax years. The American Recovery and Reinvestment Act of 2009 created energy tax credits for installing insulation, energy-efficient exterior windows or doors, heat pumps, furnaces, central air conditioners, or water pumps.

A separate 30% credit is available to home owners who installed alternative energy equipment such as fuel cells, solar water heaters, solar electric equipment, small wind energy projects, or geothermal heat pumps. Although the tax credit is more likely to apply for businesses, it’s also available for home owners.

Five Tax Write-Offs You Might Not Know About!

A slew of new breaks are now available on common expenses for some growing companies.
Entrpreneurs might find tax time a bit less taxing this year and next due to some new write-offs covering a range of common expenses for growing businesses.
Here’s a quick look at five breaks aimed at certain businesses that you'll want to know about:


1. New-job creators

A new-hires tax credit can give employers a break on their payroll tax if they hired new workers into new job slots between Feb. 3, and Dec. 31, 2010. These workers can’t have replaced people who left. They have to add to your headcount. And they have to have been unemployed for 60 or more days prior to you hiring them.

If your business qualified for this deduction, which amounts to 6.2% of your payroll tax, you should have taken from your quarterly payroll tax estimates during 2010. But if you missed it, it’s worth going back and amending those quarterly payments to account for the credit, says Jeff Anderson, a partner who works with entrepreneurs at Padgett Stratemann, an accounting firm based in Austin, Texas.


What's more, an additional $1,000 general business tax credit may be available in 2011 if you keep these new employees for 52 weeks or longer. So if you qualified for the first credit, make sure you qualify for the second one as well, says Stan Ginsberg, a partner in New York with the accounting firm Metis Group.

Internal Revenue Service refers to as “listed property,” such as laptops or cars that might be purchased for work or provided by an employer but that lend themselves to personal use. Users had to keep track of their business and personal use for these items and write off the former proportionally.


2. Cell-phone users

Mobile phones used to be counted among items the Internal Revenue SThe IRS has removed cell phones from this onerous list, which means that if you provide employees with cell phones or use one for business yourself, “Your business can write it off directly,” says Anderson.


3. Large sport-utility vehicle buyers

This is a great break for entrepreneurs who need an SUV that’s heavier than 6,000 pounds for their business, such as a Chevy Tahoe or Ford Explorer. If you bought or plan to buy a new one between Sept. 8, 2010, and Dec., 31, 2011, you may be able write off the full value in a single tax year, rather than having to depreciate it over a few years, as has been the case previously.


This is a loophole for a lot of taxpayers,” says Anderson.


If you really do need this kind of horsepower, this credit could go a long way toward defraying the cost of owning one of these gas guzzlers.


4. New-equipment buyers

In a bid to get business owners to open the till and spend a little, the IRS is offering “bonus depreciation,” which is the temporary ability to write off more equipment in a bigger way.


If a business bought or buys new equipment between Sept. 8, 2010, and Dec. 31, 2011, it may be able to write off 100% of the cost all at once. We’re talking big items like computers, office furniture and manufacturing equipment. “This was enacted to help manufacturers and help to spark the economy,” Anderson says. For this reason, the items have to be purchased new, not used, and put into use during that same period.

To qualify, a business must have fewer than the equivalent of 25 full-time workers. So, for example, you could have 50 part-time workers. The average annual salary across your employees can’t top $50,000, and you must be covering more than half of your workers' health-care costs.


The credit will rise to 50% in 2014, but it will also phase out for employers who pay an average annual employee wage between $25,000 and $50,000. “It’s meant to give a tax credit to business owners who provide health insurance to lower-wage workers,” says Ginsburg, “But it’s too onerous to qualify for it. It isn't going to get a lot of play [in places where wages are high].”


Even so, with the number of new tax breaks this year, many entrepreneurs are likely to find at least one that could come in handy this spring.

A recent Gallup Poll showed that 67% of American’s think that now is a ‘good time’ to buy a home. The Gallup Organization went on to say:“Overall, there is good reason for most Americans to think now is a good time to buy a house. Interest rates remain near historic lows. Home prices are down sharply, providing many incredible buys.”


The iconic financial paper in this country, this country’s most famous real estate investor, and the most successful prognosticator of the housing market and 2/3 of all Americans say now is the time to buy a home.

Army/Navy Game: The Rest of the Story

Army/Navy Game: The Rest of the StoryThis yuletide story occurred 2 weeks ago ~ And NOW, in time for the holidays, I bring you the best Christmas story you never heard:
It all started last Christmas, when Bennett and Vivian Levin were overwhelmed by sadness while listening to radio reports of injured American troops. "We have to let them know we care," Vivian told Bennett. So they organized a trip to bring soldiers from Walter Reed Army Medical Center and Bethesda Naval Hospital to the annual Army-Navy football game in Philly, on Dec. 3.

The cool part is, they created their own train line to do it. Yes, there are people in this country who actually own real trains. Bennett Levin - native Philly guy, self-made millionaire and irascible former L&I commish - is one of them.

He has three luxury rail cars. Think mahogany paneling, plush seating and white-linen dining areas. He also has two locomotives, which he stores at his Juniata Park train yard. One car, the elegant Pennsylvania , carried John F. Kennedy to the Army-Navy game in 1961 and '62. Later, it carried his brother Bobby's body to D. C. for burial. "That's a lot of history for one car," says Bennett.

He and Vivian wanted to revive a tradition that endured from 1936 to 1975, during which trains carried Army-Navy spectators from around the country directly to the stadium where the annual game is played. The Levins could think of no better passengers to reinstate the ceremonial ride than the wounded men and women recovering at Walter Reed in D. C. and Bethesda , in Maryland . "We wanted to give them a first-class experience," says Bennett. "Gourmet meals on board, private transportation from the train to the stadium, perfect seats - real hero treatment."


Through the Army War College Foundation, of which he is a trustee, Bennett met with Walter Reed's commanding general, who loved the idea. But Bennett had some ground rules first, all designed to keep the focus on the troops alone:
No press on the trip, lest the soldiers' day of pampering devolve into a media circus.


No politicians either, because, says Bennett, "I didn't want some idiot making this trip into a campaign photo op"
And no Pentagon suits on board, otherwise the soldiers would be too busy saluting superiors to relax
The general agreed to the conditions, and Bennett realized he had a problem on his hands. "I had to actually make this thing happen," he laughs.

Over the next months, he recruited owners of 15 other sumptuous rail cars from around the country - these people tend to know each other - into lending their vehicles for the day. The name of their temporary train? The Liberty Limited.
Amtrak volunteered to transport the cars to D. C. - where they'd be coupled together for the round-trip ride to Philly - then back to their owners later
Conrail offered to service the Liberty while it was in Philly. And SEPTA drivers would bus the disabled soldiers 200 yards from the train to Lincoln Financial Field, for the game.
A benefactor from the War College ponied up 100 seats to the game - on the 50-yard line - and lunch in a hospitality suite.
And corporate donors filled, for free and without asking for publicity, goodie bags for attendees
From Woolrich, stadium blankets. From Wal-Mart, digital cameras. From Nikon, field glasses. From GEAR, down jackets.
There was booty not just for the soldiers, but for their guests, too, since each was allowed to bring a friend or family member.
The Marines, though, declined the offer. "They voted not to take guests with them, so they could take more Marines," says Levin, choking up at the memory.
Bennett's an emotional guy, so he was worried about how he'd react to meeting the 88 troops and guests at D. C.'s Union Station, where the trip originated. Some GIs were missing limbs. Others were wheelchair-bound or accompanied by medical personnel for the day. "They made it easy to be with them," he says. "They were all smiles on the ride to Philly. Not an ounce of self-pity from any of them. They're so full of life and determination."


At the stadium, the troops reveled in the game, recalls Bennett. Not even Army's lopsided loss to Navy could deflate the group's rollicking mood.


Afterward, it was back to the train and yet another gourmet meal - heroes get hungry, says Levin - before returning to Walter Reed and Bethesda . "The day was spectacular," says Levin. "It was all about these kids. It was awesome to be part of it.
The most poignant moment for the Levins was when 11 Marines hugged them goodbye, then sang them the Marine Hymn on the platform at Union Station.


"One of the guys was blind, but he said, 'I can't see you, but man, you must be beautiful!' " says Bennett. "I got a lump so big in my throat, I couldn't even answer him."

It's been three weeks, but the Levins and their guests are still feeling the day's love. "My Christmas came early," says Levin, who is Jewish and who loves the Christmas season. "I can't describe the feeling in the air." Maybe it was hope.

As one guest wrote in a thank-you note to Bennett and Vivian, "The fond memories generated last Saturday will sustain us all - whatever the future may bring."

Stone Harbor Sales of Single Family homes Statistics November 2 to December 2, 2010.

Sure it is a buyer's market, but he truth of the matter is that most sellers finally understand they need to price their property properly right out of the gate. A buyer  needs to understand most of the money he expects to shave of a list price has already been factored into the asking price by the time a listing is brought to market.




Properly priced properties will sell without a lot of negotiations. Of course there will still be some that require substantial negotiation, and plenty of others that simply fail to sell.


Buyers need to be prepared for the competition that you did not think existed for properties in this “buyer’s market.”   

 Trying to cobble a percentage off the list price in circumstances in which others are interested in the same property will only lead to frustration. Whatever you do, don’t get too greedy.
It is very clear that the buyers we have are skimming the absolute cream off the top and leaving the rest.They even fight over the good stuff, creating an illusion of urgency in some cases.


Do whatever it takes to lock up the lowest pricing we have seen in 7 or 8 years. With interest rates continuing to hover around 5%, you are already well ahead of the game.




Slowly the market is hitting bottom. 2011 may mark the end of the worst market conditions we've seen in a decade. There is lots of showing activity, and offers are being made. And properties are selling.

So why the sales activity? The stock market is up 10% in a short time. This helps.


And if your retirement funds are in positive territory again and you’ve still got a job, you're are going to feel good about a host of financial decisions, including buying a summer home.


Remember, with 322 single family listings now for sale in Stone Harbor and Avalon and 182 condos for sale, it is still a buyer’s market!

All We Said Was…10,000 Houses Will Sell Today


Don't Pay Attention To The Scary Headlines Coming!

There are going to be some tough headlines written about the housing market over the next several months. They may create apprehension and in some cases outright fear. The good news is these headlines will not reflect what is actually taking place in real estate. Some in the industry say we should just ignore this media blitz of problematic stories. That would be similar to trying to ignore a growling creature lurking in the shadows in the corner of the room. Instead, we want to shine a bright light into that corner to honestly evaluate how dangerous the creature actually is.



PROBABLE HEADLINE: Sales Plummeting. Housing Market Crashing


THE FACTS: The National Association of Realtors’ Pending Sales Report is a leading indicator for the housing sector, based on pending sales of existing homes. A sale is listed as pending when the contract has been signed but the transaction has not closed.


The pending sales reports covering September, October and November will be UGLY. The reason is that the houses going into contract in those months this year will be compared to the same months last year. In 2009, sales were skyrocketing as we headed toward the original termination of the Homebuyers’ Tax Credit on November 30. It will appear as though this year’s sales fell off a cliff in comparison. The headlines will be brutal.


Actually, the tax credit just pulled sales forward. Last fall and winter, pending sales dropped dramatically after November 30. Over the next six months, approximately the same number of homes will go into contract as did last year during this period. They will just be spread more evenly over the six months.


The National Association of Realtors’ Existing Home Sales Report is based on home closings. The extended tax credit expired on April 30 this year. Like last year, the tax credit pulled demand forward, this time from the summer months. That left a vacuum of homes going into contract during this past summer. That vacuum will create a lack of closed sales throughout the next few months.


Actual sales will be approximately the same as last year. However, because the tax credit moved sales into different time periods, both the pending sales reports and the existing sales reports will appear very weak over the next few months.


The Bottom Line
The headlines will be reporting ‘doom & gloom’. In reality, the market will be no worse than last year. There will be no reason to fear the creature in the corner. It will be a figment of a misinformed media’s imagination.

Home sellers are scratching their heads and wondering why their property
has not sold. They've nibbled away with  price reductions, but
that has not gotten the job done.

Some sellers are still not understanding in this market, it is all about pricing.   A seller has to position his price properly right out of the gate.
 
A buyer today is looking for two things # 1 -He wants a good value, and #2 , he wants to feel good about the transaction.


There is now a savvy buyer pool  watching the market very closely, and when they see a new listing at a price point that is clearly fair for this market, these buyers are still willing to make a purchase.

How do you know when to reposition your property? The simple answer is when potential buyers stop coming through the door. Again, the important key
is to position your home so you get noticed and get the most attention possible.
