Stone Harbor Sales of Single Family homes Statistics November 2 to December 2, 2010.

Sure it is a buyer's market, but he truth of the matter is that most sellers finally understand they need to price their property properly right out of the gate. A buyer  needs to understand most of the money he expects to shave of a list price has already been factored into the asking price by the time a listing is brought to market.




Properly priced properties will sell without a lot of negotiations. Of course there will still be some that require substantial negotiation, and plenty of others that simply fail to sell.


Buyers need to be prepared for the competition that you did not think existed for properties in this “buyer’s market.”   

 Trying to cobble a percentage off the list price in circumstances in which others are interested in the same property will only lead to frustration. Whatever you do, don’t get too greedy.
It is very clear that the buyers we have are skimming the absolute cream off the top and leaving the rest.They even fight over the good stuff, creating an illusion of urgency in some cases.


Do whatever it takes to lock up the lowest pricing we have seen in 7 or 8 years. With interest rates continuing to hover around 5%, you are already well ahead of the game.




Slowly the market is hitting bottom. 2011 may mark the end of the worst market conditions we've seen in a decade. There is lots of showing activity, and offers are being made. And properties are selling.

So why the sales activity? The stock market is up 10% in a short time. This helps.


And if your retirement funds are in positive territory again and you’ve still got a job, you're are going to feel good about a host of financial decisions, including buying a summer home.


Remember, with 322 single family listings now for sale in Stone Harbor and Avalon and 182 condos for sale, it is still a buyer’s market!

Luxury Home Market Improving After a tough 2009, the luxury home market is on the upswing in  Stone Harbor and Avalon. during  the period of January 1 to July 1 2009 
.
This is data Sales of single family homes.  



In Avalon in 2009 from January 1 to July 1,  (21 homes were SOLD) totaling  $34,747,500.


And in Avalon in 2010 from January 1 to July 1 ,34 homes SOLD totaling is $54,764,666   


And In Stone Harbor in 2009, 14 single family homes were SOLD in the period January 1 to July 1 totaling $24,458,500.
In Stone Harbor in 2010, from January 1 to July 1, 17 homes have been SOLD  totaling $28,131,500.


These increased sales appear to be driven by realistic seller pricing, increased buyer confidence, and improved financing options.

Real Estate Deal-Breakers That Shouldn't Be


Purchasing a new home can be a very stressful experience. Most people are making the largest single purchase of a lifetime when selecting a primary residence. In addition to the monetary implications of such a large purchase, the actual process of buying a home contributes significantly to this stressful event of purchasing a home. Especially in today's markets, buyers must be well informed and have a good understanding of a property's underlying value before making the purchase decision. Prospective buyers saw real estate values plummet across the country during the mortgage meltdown

Even in a difficult market, once buyers are able to select a residence that meets their personal criteria, it is important for them to remain diligent until the property closes. Buyers should not let the home of their dreams escape them over minor differences during the buying and negotiating processes. Let's examine some of these minor roadblocks and maybe you will be able to overcome, or at least recognize, them when you decide to purchase your dream home.

Aesthetics

Prospective buyers should not let minor aesthetic differences hinder their big picture view of their dream house. If appliances or the decorative theme are not up to your expectations, keep in mind that most of these things can be easily modified over time.

Perhaps more important when viewing the interior of the home is to check for overall structural soundness and try to focus on potential rather than current appearance. So, how do you do this? A good strategy is to secure a licensed home inspector prior to closing on your deal. The inspector will provide a detailed analysis and cost breakdown on actual required repairs. Depending upon which state you reside in, the home inspection can be part of the actual contract. The home inspector will assess every aspect of the home's interior and exterior. The inspection findings may be legally used as leverage in the home buying process:

If the cost of repairs exceeds a preset dollar amount, the contract can be revoked if that is explicitly stated in your contract. For example, if the home inspection requires $8,000 worth of repairs for "structural soundness," but your contract states that you will not purchase the home unless repairs are below $1,000 then you have legal recourse for getting out of the deal. Typically, you are responsible for the non-refundable cost of the inspection, but most people are willing to incur that cost in order to save thousands of dollars down the road. The idea here is to focus more on the integrity of the home itself as a first step rather than your distaste for the current interior design or décor.



Sweat Equity

Buyers should not get discouraged when their potential dream homes require some old-fashioned manual labor to get it up to their standards. Real estate professionals refer to this as sweat equity. ." Sweat equity” is a time investment by the potential buyer to clean, redo and repair the potential property once the purchase is complete. Rarely are homes purchased that require no effort on your part. New construction is perhaps an exception, but a poor real-estate market can be littered with short sales and foreclosures - many of which are neglected, vacant properties. Also, many purchases are older properties with excellent construction characteristics but needing some "elbow grease."

The Real Story on New Jersey Real Estate from NJAR & NAR

About the NJ Market
The first-time home buyer tax credit has been extended from its original November 30, 2009


deadline, and it now provides an incredible incentive for existing owners too.

New and repeat buyers can take advantage, as long as they act before April 30, 2010.

Some more details:

• “First-time home buyers” are defined as buyers who have not owned a principal residence

during the three-year period prior to the purchase. So if you’ve owned before, but don’t now,

you could still be eligible for up to $8,000.

• Existing homeowners who have owned their home for five consecutive years out of the last

eight are eligible for a tax credit of up to $6,500 ($3,200 for those who are filing separately).

• The income limits to qualify for the full credit are $125,000 for a single person and $225,000

for a married couple. Individuals earning up to $145,000 and married couples earning up to

$245,000 are eligible for partial credit.

• In order to qualify, you must have a written, binding contract in place before April 30, 2010,

and close the transaction before June 30, 2010. There is a maximum sale price of $800,000.

• Claiming your credit is easy, but you will need to include documentation of the purchase with

your tax return and the form for claiming the credit.

Bring the Dog to Stone Harbor 'Sandy Paws' 5K Run, Pooch Walk



STONE HARBOR - The Stone Harbor Fire Department will have the second annual Sandy Paws 5K and 1 mile Pooch Walk on Nov. 28.
The event starts at 9:00 am at the Stone Harbor Firehouse at 96th and Second Avenue.
The 5K race is for runners and walkers only. The 1 mile Pooch Walk is for dogs and walkers and will be on the beach.
Trophies will be awarded for the 1st, 2nd, and 3rd place male and female finishers overall and for the 1st place finisher and for the 1st place winner in each age group and the 1st place finisher male and female in the category Fire/EMS/Police.
Awards will be given to the 1st, 2nd, and 3rd place “Best Dressed” Pooch.
The event benefits the Stone Harbor Fire Department and the Animal Alliance of Cape May County.

Each holiday beach tag is presented in a festive foil box trimmed in a ribbon of red or green. They make ideal stocking stuffers and a great reminder of days spent on Stone Harbor’s award-winning beaches. Best of all, as the weather warms up, your holiday gift tag is exchangeable for an official 2010 season beach tag, available beginning in April.

What other gift will can give the recipient countless hours of fun in the surf and sun next year? Stone Harbor’s holiday themed beach tags are just $19 each which includes the gift box. An additional $2 gift wrapping fee benefits the Jersey Cape Diagnostic Training and Opportunity Center, which employs individuals with disabilities in Cape May Court House.

Assessing Damage After Tropical Storm Ida


NJ OFFICE OF EMERGENCY MANAGEMENT RELEASE:LOCAL, STATE, AND FEDERAL TEAMS CONTINUE TO ASSESS IDA DAMAGE Teams perform Preliminary Damage Assessments (PDAs) on the effects of Tropical Storm Ida in New Jersey. In Cape May county designated as part of a State of Emergency by New Jersey Governor Jon S. Corzine last week.Director of the New Jersey Office of Emergency Management,and FEMA urged residents to following specific procedures. “The first thing residents should do is contact their insurance agents, carefully document damages, and coordinate with their county and local emergency management office so that officials are aware of damages,” .No decision will be made on FEMA assistance until all information is analyzed and forwarded to Governor Corzine with recommendations. PDAs are not expected to be complete before next week. Most beaches in New Jersey are the responsibility of the state through the Department of Environmental Protection and the Army Corps of Engineers. Questions on beach replenishment should be addressed to the NJ DEP or the Corps of Engineers at 917-790-8007.

With Affordability Up, Home Buyers are Starting to Return

Thanks to record low mortgage rates and declining home prices, 55 million families – or half of all U.S. households -- can afford today’s $200,000 median-priced new home, according to figures released by the National Association of Home Builders (NAHB).

"That’s an increase of 17 million households from conditions just two years ago and the best housing affordability number we have seen in years," said NAHB Chairman Joe Robson, a home builder from Tulsa, Okla. "We are now seeing the first signs that buyers are returning to the marketplace."

Based on data from the U.S. Census Bureau comparing home prices, mortgage rates and minimum income needed to purchase a median-priced home in February 2007 and February 2009, a typical family today can purchase a house with $20,000 less in household income and save nearly $500 per month on their principal, interest, taxes and insurance. The number of households that can afford to purchase a home today is 55.4 million, compared with 38.4 million two years ago, according to figures compiled by NAHB.

"With affordability up dramatically, reports from our builders in the field indicate that foot traffic in new homes is on the rise and consumer interest is increasing with each passing day. These are encouraging signs that the housing market may be finally reaching a bottom," said Robson.

Entering the crucial spring home buying season, there are other signs that buyers are starting to return to the market.

Single-family permits were up 11 percent in February, new and existing home sales also posted gains and the huge inventory backlog is being slowly whittled down. In a survey for Century 21 Real Estate last month among prospective first-time home buyers who indicated they were likely to purchase a home in the next two years, a majority – 78 percent – said that now is a good time to buy a home. Of those responding to the online poll, 68 percent said that now is a better time to buy than six months ago.

Another sign that consumers are considering jumping back into the housing market is the growing interest in the $8,000 first-time home buyer tax credit included in the recently enacted economic stimulus package. During February and March, 1.5 million visitors logged on to NAHB’s consumer Web site, federalhousingtaxcredit.com, to learn more about the tax credit. Further, a new survey commissioned by Move, Inc. found that nearly 20 percent of those who plan to purchase a home this year are doing so to take advantage of the tax credit, which expires at the end of November.

"With home values in many markets at the lowest level since 2003, an $8,000 tax credit available to first-time home buyers, fixed-rate mortgages under 5 percent, and an outstanding selection of homes to choose from, buyers are starting to recognize that this has the makings for a one-time opportunity to break into the market," said Robson.

Housing is a critical component of the U.S. economy, accounting for about 15 cents of every dollar spent in this country, so any upturn in the housing market should be viewed as good news for the overall economy, said Robson.

Construction of an additional 500,000 single-family homes – the difference between today’s anemic construction rate and one that would move closer to meeting the underlying demand for housing – would generate 734,000 jobs and $35 billion in wages in the construction industry and another 790,000 jobs and $37.7 billion wages in manufacturing, trade, and service sector jobs, he noted.

Additionally, another half-million housing starts would bolster the tax base for government, generating $45 billion in federal, state and local tax revenues. And the benefits go well beyond the completion of each home. Within the first year after buying a home, those half million households will spend about $2.5 billion more on appliances, furnishings and property alterations.

"Clearly, housing will be central to any economic recovery we experience in the months ahead," said Robson.
