MARKET STATS:  35 new purchase contracts were written during the month of June, up significantly over May, per the Cape May County MLS.  Long & Foster’s latest Market Minute report shows 30 transactions closed in June, just ahead of May’s figure of 28, but down just slightly from June 2015.  The number of available listings on the market is down 2% from last month, and down 8% from last year, to 312.  For the full Market Minute report click here:  http://marketminute.longandfoster.com/Market-Minute/NJ/Avalon-Stone-Harbor.pdf

GLOBETROTTIN’ AT THE JERSEY SHORE:  The world famous Harlem Globetrotters will celebrate their 90th anniversary at the Wildwoods Convention Center for four games and four clinics from July 27-30.  If you have kids, they are a must see. Globetrotters star Bull Bullard appeared at the Wildwood Crest Sand Sculpture Festival. The Globetrotters bring 4 games and 4 clinics to Wildwood from July 27-30.      


CONGRATULATIONS TO AVALON BEACH PATROL for a tremendous performance in the 48th Annual Beschen-Callahan Memorial Lifeguard Races in North Wildwood.  Avalon captured first place in the team scoring, doubles row, surf dash, singles row, and can run, and took second place in the swim and rescue board race!  Great job Avalon BP!

REASSESSMENT RECOMMENDED:  Avalon tax assessor Jeff Hesley recommended the borough conduct a reassessment of property values for the 2018 tax year.  Hesley reported to council members that conducting a reassessment will help avoid a state-mandated revaluation.  Hesley proposed handling the reassessment in-house with the temporary addition of three part-time inspectors.  An interesting note—Hesley also reported to council that since becoming assessor in 1993, 2,080 new homes have been constructed in Avalon.

DIAMONDBACK TERRAPIN harvesting is now illegal in New Jersey, thanks to legislation passed last week.  Concerns about too many turtles being taken in recent years for sale as pets in foreign markets led to the eventual passing of the law, which makes it illegal to catch or take a terrapin in New Jersey.

OCEAN WATER TEMPERATURES near 70 degrees were recorded this week off Cape May County.  That’s about average for this time of year, though daily temperatures can vary widely, especially if offshore winds blow warm surface water out to sea, allowing cooler subsurface water to replace it along the beach.  Traditional southerly sea breezes help blow warm surface water toward the beach—ensuring a comfortable dip in the surf!

A SAFE BOATING CLASS will be held Saturday, June 25th at the Stone Harbor Yacht Club, from 8am to 4:30pm.  Students successfully completing the course will earn an New Jersey Safe Boating Certificate—required for anyone operating a vessel in New Jersey waters.  Registration is required for the $55 class—call Ed McGarvey at (609) 703-9688 to register.

THE AVALON HISTORICAL SOCIETY is featuring vintage cameras in a new exhibit at the Avalon History Center, at 215 39thStreet.  Early 1900’s cameras from Kodak, Argus, and Polaroid are on display from 10am-4pm, Tuesday through Sundays, through June.

MEET R2-D2 at the Avalon Library on July 13th!  Long-time Avalon resident and Long & Foster friend Bob Ross has built—yes, built!—three versions of R2-D2, of Star Wars fame.  Meet Bob and one of his incredible droids at the Avalon Library on July 13th, from6:30pm to 7:45pm.  Bob will describe the design and construction of his R2-D2, and treat the crowd to a demonstration!

Senate Passes Flood Insurance With House Amendments

On March 13, 2014, the United States Senate voted 72-22 to approve the Homeowner Flood Insurance Affordability Act (H.R. 3370). The Senate acted quickly to pass the bill as amended by the House to avoid the need for a conference committee to reconcile any differences. The new bill further reins in and holds the Federal Emergency Management Agency (FEMA) accountable for the Biggert-Waters implementation issues.

As passed, the bill repeals FEMA’s authority to increase premium rates at time of sale or new flood map, and refunds the excessive premium to those who bought a property before FEMA warned them of the rate increase. The bill limits premium increases to 18% annually on newer properties and 25% for some older ones. Additionally, the bill adds a small assessment on policies until everyone is paying full cost for flood insurance. President Obama is expected to sign the bill into law when it arrives at the White House. NAR had urged a swift vote in the Senate.

Getting an Offer

Have you ever wondered what it takes to get more showings and to finally seal the deal? If your home has been lingering on the market for months, you might be asking yourself just that question.

This question is more than just idle curiosity. When and how quickly you sell your home can mean the difference between buying the dream home before it's scooped up and carrying two mortgages.

There is an old adage used in real estate that says, "location, location, location." While location is important for certain reasons (close to schools, crime levels, neighborhood appearance), there is something far more important when it comes to making a deal. The new adage should be "price, price, price."

You can sell any home if it's priced to sell. Pricing right is about more than just pricing along with the competition. Sometimes it means listing at a lower price to make your home more attractive. Of course no one is willing to let someone just walk away with their home, but in a strong buyers market like we have today, you must be realistic about what price will truly entice a buyer.

Experts say that if you overprice a home at the start, you're making a big mistake. Buyers look for new listings. They'll pass right over your home if it doesn't compare to the competition. They could also see your price reduction later on as a sign that you are willing to go even lower on your price.

This is not to say you shouldn't do a price reduction. If you already have your home on the market then you should consider if a price reduction will bring in buyers. An overpriced home will never sell in today's market. There are simply too many other good deals out there.

This means you need to price your home at the bottom end of what is a realistic price for your market and for you.

Aside from price, there are also a few other issues that you, the seller, need to consider.

First, you should be willing to accommodate buyers with showings. This means if they want to come during an evening or weekend you should be flexible! Your prospective buyers may have difficult schedules, but today's market means you have to work with a buyer, making showings easy and convenient for them.

Next, stage your home. Before you have a single showing you must be sure to take the proper steps in staging. A messy, dirty, or cluttered home will turn off many buyers. They will see your home for its problems instead of its potential.

Finally, have a financial game plan ahead of time. This means knowing what sort of offers you are willing to accept and not. Buyers don't like to sit around for days awaiting your response. What is your true bottom line?

Selling your home in a strong buyers market is full of its challenges to be sure, but getting an offer and closing the deal in today's market is possible. Just be sure to price your home correctly!

Pre-season beach tags may be purchased weekends beginning April 16 at the Beach Tag Booth at Community Hall. Other beach tags may be purchased daily May 1 through September 5 at the booth on or beginning the Saturday of Memorial Day weekend from beach tag inspectors on the beach. Beach tag fees are: pre-season (purchase on or before May 27) $21.00; season tag (effective May 28) $26.00; weekly (Saturday through Saturday) $12.00 and daily $6.00. Reciprocity of beach tags is observed between Avalon and Stone Harbor.

Seasonal beach tags can also be ordered through the mail this Spring. Please send a stamped, self-addressed envelope, along with a check, to: Avalon Tax Office/Beach Tags, 3100 Dune Drive, Avalon, NJ 08202. Make check payable to: Borough of Avalon. Please indicate how many seasonal beach tags you are ordering at the $21.00 preseason price. You will be mailed a receipt from the tax office. During your next visit to Avalon, redeem your receipt for the number of beach tags that you ordered. Actual beach tags are not sent through the mail. Checks must be received at the Avalon Tax Office no later than May 25th, 2011. Weekly and daily tags cannot be ordered through the mail.

The Avalon Beaches are also Handicap Accessible.
