Mortgage Rates Rise Higher but Still Remain Low


RISMEDIA, Friday, April 29, 2016— Average fixed mortgage rates are inching up, but remain well below 4 percent as we head into the heart of the spring homebuying season, according to recently released data from Freddie Mac.

"Treasury yields marched higher this week,” says Sean Becketti, chief economist, Freddie Mac. “As a result, the 30-year mortgage rate jumped 7 basis points to 3.66 percent. The Federal Reserve's decision to leave the Federal funds rate unchanged triggered a 9 basis point drop in the 10-year Treasury yield on Wednesday, however the drop occurred too late to impact this week's survey."

The 30-year fixed-rate mortgage (FRM) averaged 3.66 percent with an average 0.6 point for the week ending April 28, 2016, up from last week when it averaged 3.59 percent. A year ago at this time, the 30-year FRM averaged 3.68 percent.

The 15-year FRM this week averaged 2.89 percent with an average 0.6 point, up from last week when it averaged 2.85 percent. A year ago at this time, the 15-year FRM averaged 2.94 percent.

Results show that the 5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) averaged 2.86 percent this week with an average 0.5 point, up from last week when it averaged 2.81 percent. A year ago, the 5-year ARM averaged 2.85 percent.

Buying with Cash Brings Huge Discount, RealtyTrac Report Shows


RISMEDIA, Friday, April 29, 2016— All-cash buyers of single family homes and condos nationwide paid 23 percent less per square foot than all homebuyers, but that cash buyers in 9 percent of local housing markets paid a premium price per square foot. These data come from the recently released RealtyTrac® Q1 2016 U.S. Cash & Institutional Investor Housing Market Report.

Nationwide all-cash buyers purchased single family homes and condos for a median $91 a square foot in the first quarter of 2016, a discount of 23 percent below the median $118 per square foot for all home purchases.

“While large institutional investors and other cash buyers continue to shrink as a share of U.S. home sales, these buyers still typically beat out traditional buyers using financing — in some cases even when they submit a lower offer for a home,” says Daren Blomquist, senior vice president at RealtyTrac. “Additionally cash buyers are often willing to take on properties in poor condition that may not readily qualify for standard financing, another reason why cash purchases normally sell at a lower price per square foot.

“Markets where we see the opposite — with cash buyers actually paying a premium price per square foot — could be in danger of overheating,” Blomquist adds. “In most markets, cash buyers act as an anchor for home values, but in these exceptions to the rule, cash buyers are acting as an oversized sail, catching more wind and pushing home price appreciation to a potentially precarious pace.”

Markets with Biggest Cash Buyer Discounts

Among 99 metropolitan statistical areas with at least 1,000 single family home and condo sales in the first quarter of 2016 — and with sufficient home price and loan data collected from public records by RealtyTrac—those where cash buyers realized the biggest discounts were Baltimore (58.2 percent discount); Harrisburg, Pennsylvania (52.0 percent discount); Akron, Ohio (50.2 percent discount); Birmingham, Alabama (49.3 percent discount); and Columbia, South Carolina (48.3 percent discount).

Other markets with cash buyer discounts ranking in the top 10 highest in the first quarter of 2016 included Cleveland, Ohio (47.4 percent discount) and Memphis, Tennessee (43.7 percent discount).

Markets Where Cash Buyers Paid a Premium

All-cash homebuyers in the first quarter paid a premium price per square foot in nine of the 99 metro areas analyzed (9 percent), led by Honolulu (6.6 percent premium); Seattle (5.2 percent premium); San Francisco (4.8 percent premium); Naples, Fla. (3.9 percent premium); and San Diego (2.5 percent premium).

Other markets where cash buyers paid a premium per square foot for homes purchased in the first quarter were San Jose, Calif. (2.2 percent premium); Los Angeles (2.2 percent premium); Cape Coral-Fort Myers, Fla. (1.5 percent premium); and Oxnard-Thousand Oaks-Ventura, Calif. (0.2 percent premium).

While cash buyers still realized a 14.2 percent discount in the greater New York metro areas, buyers in New York County (Manhattan) paid a 5.0 percent premium price per square foot.

The 9 percent of markets where cash buyers paid a premium in the first quarter of 2016 is up from 5 percent of markets where cash buyers paid a premium in the first quarter of 2015.

Institutional Investor Share Down Annually for 11th Consecutive Quarter

Institutional investors — entities that purchase at least 10 single family homes and condos in a calendar year — accounted for 2.6 percent of all single family home and condo sales in the first quarter, down from 4.0 percent in the previous quarter and down from 3.4 percent a year ago. The year-over-year decrease in the first quarter marked the 11th consecutive quarter where the institutional investor share of sales has decreased on a year-over-year basis.

The share of institutional investor home purchases in the first quarter of 2016 decreased from a year ago in 87 of the 110 metro areas (78 percent), including, among the nation’s 20 largest metro areas, San Francisco (down 64 percent); Seattle (down 57 percent); Riverside-San Bernardino, Calif. (down 57 percent); San Diego (down 52 percent); Los Angeles (down 44 percent); Detroit (down 41 percent); and Dallas (down 38 percent).

Markets with Highest Share of Institutional Investors

Among 110 metro areas with at least 1,000 single family and condo sales in the first quarter, those with the top five highest share of institutional investor purchases were Birmingham, Ala. (9.9 percent); Augusta, Ga.(7.4 percent); Memphis, Tenn. (7.0 percent); York-Hanover, Penn. (6.9 percent); and Atlanta (6.7 percent).

Metro areas with the biggest year-over-year increase in share of institutional investor purchases in the first quarter were Birmingham, Ala. (up 582 percent); Knoxville, Tenn. (up 98 percent); Crestview-Fort Walton Beach, Fla. (up 94 percent); Pittsburgh, Penn. (up 85 percent); and Albuquerque, N.M. (up 84 percent).

THE CAPE MAY-LEWES FERRY welcomed the return of the MV New Jersey last weekend after dry-dock work took her out of service for unscheduled repairs to her hull.  With the New Jersey back in service there are as many as seven daily departures from Cape May, up from just four when the New Jersey was unavailable.  The MV Delaware is expected to return to the fleet in mid-May after a scheduled engine replacement, bringing the ferry fleet back to full strength with three vessels.

 YANK MARINE, a boatyard in nearby Tuckahoe, will appear in a National Geographic TV series titled “The Yard.”  The series premiered last week, and Yank is likely to appear in a May episode.  The boatyard, founded by John Yank fifty years ago, repairs and maintains commercial vessels from all over the northeast region, including  ferries, police, and Coast Guard boats.   Yank Marine has recently repaired NY Waterway ferries, as well as the AJ Meerwald, New Jersey’s official tall ship.

Homes with These Features Sell Up to 13 Percent More and 60 Days Faster

RISMEDIA, Monday, April 25, 2016— Why do some homes sell for a premium? In addition to timing, a home's listing description can have a significant impact on its final sale price. Listings mentioning keywords like "barn door," "shaker cabinets" or "subway tiles," sell faster and for up to 13 percent more than expected, according to a Zillow Digs® analysis.

Zillow Digs analyzed listing descriptions from over 2 million homes nationwide sold between January 2014 and March 2016 to see how certain keywords referring to home features, amenities and design styles impacted their sale price.

Of the 60 keywords analyzed, listings mentioning "barn doors," a rustic sliding door often used on bedroom closets and kitchen pantries, saw the highest sale premium (13 percent above expected values). Other common craftsman-style keywords like "farmhouse sink" were also found in top-performing listings. Furthermore, homes described as "craftsman" performed better than any other design style analyzed. While people may think the rustic mason jar-vibe is out, it is still very popular with today's buyers. 

"When it comes to real estate listing descriptions – words matter," says Dr. Svenja Gudell, Zillow chief economist. "Your listing description is an opportunity to highlight specific details and finishes that might not be visible in photos. Craftsman-style homes and amenities resonate incredibly well with today's buyers – so if you've got them, flaunt them! Meanwhile, not only are subway tiles and shaker cabinets popular with home buyers, they may also signal that the home has other desirable features like an open floor plan or a well-appointed kitchen."

Understanding what's popular among buyers can also help homeowners who are considering remodeling. For example, listings descriptions that included "new carpets" had no effect on the home's sale price, but listings mentioning "hardwood floors" sold for two percent more than expected. While everyone has different preferences, when it's time to sell, a listing mentioning hardwood floors may be more likely to catch a future buyer's eye.

This report stems from an analysis in the New York Times best-seller, "Zillow Talk: Rewriting the Rules of Real Estate," which looks at how certain listing descriptors like "unique" or "captivating" can impact final sale prices.

Housing Market to Retain Forward Motion, Freddie Says

RISMEDIA, Monday, April 25, 2016— While recent data darkened the growth outlook for the first quarter, April data has experts predicting housing will maintain its momentum in 2016 and be an economic engine of growth. This insight comes from data recently released by Freddie Mac. The report shows that recent declines in mortgage rates have also boosted refinance potential.

"We've revised down our forecast for economic growth to reflect the recent data for the first quarter, but our outlook for the balance of the year remains modestly optimistic for the economy,” says Sean Becketti, Chief Economist, Freddie Mac. “However, we maintain our positive view on housing. In fact, the declines in long-term interest rates that accompanied much of the recent news should increase mortgage market activity, particularly refinance."

Based on new data, first quarter 2016 real GDP growth has been revised down from 1.8 to 1.1 percent.

Expect the labor market to sustain its momentum and the unemployment rate to drop back below 5 percent for 2016 and 2017. Stronger economic growth for the remainder of 2016 and reduced slack in the labor market will drive wage gains above inflation, though the gains are likely to be modest.

Revised the 1-4 family mortgage originations estimate for 2016 up by $50 billion to $1.7 trillion as a result of declining mortgage rates boosting refinance activity.

For the first quarter, the 30-year fixed rate mortgage averaged 3.7 percent. After lowering the forecast for subsequent quarters by a tenth of a percent, expect rates to average 4 percent in 2016.

Forecasting that on average, house prices will rise by 4.8 and 3.5 percent in 2016 and 2017 respectively. Rising home prices will drive up homeowner equity.

“BACKPASSING” BEACH PROJECT:  Avalon expects to begin a “backpassing” project on its beaches no later than April 27th.  Excess sand accumulated on the beaches from 32nd to 38th Streets will be moved by truck to the borough’s north-end beaches, in order to widen them before the summer season.  Up to 50,000 cubic yards of sand could be moved during the project, which the borough hopes to have completed by Memorial Day.

GO RIDE A BIKE! The Atlantic City Press recently published a list of great places to ride a bicycle while you’re in the area. Among those locations listed were traditional favorites, such as Avalon’s boardwalk between 21st and 32nd Street (bikes allowed 5am to 10am, May through September) and Stone Harbor’s promenade between 80th and 83rd Streets (no restrictions). Sea Isle City’s promenade and the area’s boardwalks all made the list. For an off-island adventure check out the 24-hour Middle Township bike path, which runs from the Cape May County Zoo to Martin Luther King Recreation Center in Whitesboro. Of course, if you are mindful of vehicular traffic, the Dune Drive/Second Avenue bike lane runs the entire length of Seven Mile Island and provides a delightful ride at any time of day.

HOBIE CATS and other sail craft have long lined the beach at Stone Harbor’s southern end—but not this year. Council passed a resolution to refund sail craft storage fees to those who have already paid them. Damage from recent storms has left that area of the beach unsuitable for sail craft. Mayor Suzanne Walters said the borough looked into using other areas of the beach, but that it “will not work this year.”
