Stone Harbor Sales of Single Family homes Statistics November 2 to December 2, 2010.

Sure it is a buyer's market, but he truth of the matter is that most sellers finally understand they need to price their property properly right out of the gate. A buyer  needs to understand most of the money he expects to shave of a list price has already been factored into the asking price by the time a listing is brought to market.




Properly priced properties will sell without a lot of negotiations. Of course there will still be some that require substantial negotiation, and plenty of others that simply fail to sell.


Buyers need to be prepared for the competition that you did not think existed for properties in this “buyer’s market.”   

 Trying to cobble a percentage off the list price in circumstances in which others are interested in the same property will only lead to frustration. Whatever you do, don’t get too greedy.
It is very clear that the buyers we have are skimming the absolute cream off the top and leaving the rest.They even fight over the good stuff, creating an illusion of urgency in some cases.


Do whatever it takes to lock up the lowest pricing we have seen in 7 or 8 years. With interest rates continuing to hover around 5%, you are already well ahead of the game.




Slowly the market is hitting bottom. 2011 may mark the end of the worst market conditions we've seen in a decade. There is lots of showing activity, and offers are being made. And properties are selling.

So why the sales activity? The stock market is up 10% in a short time. This helps.


And if your retirement funds are in positive territory again and you’ve still got a job, you're are going to feel good about a host of financial decisions, including buying a summer home.

In time for spring house-hunting, an end to Fed’s role

As spring real estate season kicks in and the tax-credit deadline for sale agreements approaches, the government is ending a program that has kept interest rates low and housing-affordability levels high for months.

On March 31, the Federal Reserve will stop buying mortgage-backed securities from Fannie Mae and Freddie Mac, returning control of interest rates to private investors.

For months, industry observers have predicted that once government supports are removed, interest rates will rise quickly, pushing many of the first-time buyers critical to housing's recovery out of the market.

In late summer and fall 2009, lured by fixed 30-year mortgage rates under 5 percent and the first $8,000 tax credit, which expired Nov. 30, first-timers pushed sales of previously owned homes to the highest levels in at least three years, reducing record inventories and braking price declines.

That tax credit was renewed Nov. 5 and expanded to buyers who had not purchased a property in five years, although the credit for repeat buyers is $6,500.

The second credit expires April 30, is unlikely to be renewed, and remains the engine moving buyers.

"Not a single one has expressed concern about interest rates," said Cheryl Miller of Long & Foster Real Estate in Blue Bell, acknowledging that "there is, I suppose, a false sense of security regarding rates remaining low."

As the date for the Fed pullout approaches, analysts now generally agree that an immediate rate spike is no longer the likely result.

"We think there will be a significant increase in private demand [for mortgage-backed securities] to take the place of the Fed," said David Berson, chief economist at PMI Group in Walnut Creek, Calif. Not enough to offset the Fed's departure, he said, with rates possibly increasing a quarter of a percentage point, "but a significant one."

Bankrate.com columnist Holden Lewis said rates are so low now - averaging 4.87 percent for a 30-year fixed this week - that an increase "is inevitable. But maybe they'll rise gradually instead of jumping" April 1.

The Fed says it will stop buying "by" March 31 instead of "at" the end of the month, meaning that it likely has reduced its purchases and rates haven't risen, Lewis said.

Moody's Economy.com chief economist Mark Zandi, based in West Chester, said rates will "drift" higher in summer and fall, with the half a percentage point the Fed's action cut working its way back in - mainly because investors believe the government would return if they got too high.

For that reason, Philadelphia mortgage broker Fred Glick said, rates won't change.

"If the old buyers don't come back, the Fed will intercede again to ensure rates during a continued slowly recovering economy will not go so high as to stymie a positive direction," Glick said.

Buyers of these securities "now see that the lenders have instituted rigorous standards to ensure that the Fannie Mae and Freddie Mac paper they are buying are very good loans," he said.

On the other hand, said Holland, Bucks County-based economist Joel L. Naroff, low rates are not sustainable, and "the only way to get the market to stand on its own is to get people to become realistic again about prices and rates."

Rates will likely rise, but "the level will still be historically low," Naroff said.

When rates do rise, likely by year's end, it won't be because of the Fed's action, but "natural macroeconomic forces" like a recovering economy and the high budget deficit, said Lawrence Yun, National Association of Realtors chief economist.

The possibility of renewed Fed intervention will likely prevent rate increases resulting from private investors demanding large risk spreads, said economist Brian Bethune of IHS Global Insight in Lexington, Mass.

As a result, Bethune and IHS economist Patrick Newport believe, the rate will be at only 5.25 percent by the fourth quarter.

Many Fed officials have emphasized that "high unemployment and tame inflation warrant a continued promise to hold rates very low for a long time," said Peter Buchsbaum, of Arlington Capital Mortgage in Horsham.

Some analysts expect the expansion to ease, "and I am sure the Fed does not want to extinguish the fragile recovery," Buchsbaum said.

Treasury bond yields "did not move much after the Fed completed its $300 billion in purchases in November," said Jerome Scarpello, of Leo Mortgage in Spring House, "meaning they were able to exit and not disrupt that market."

Rates will rise, he said, but not as high as the one percentage point others predict.

"With unemployment high and foreclosures an issue, a significant rate increase can push home prices down," Scarpello said, "and hamper the slight recovery we now have.

Real Estate Facts for 2010 From NJAR

EDISON — The turn of a new year comes with both question and promise regarding New Jersey real estate. To prepare for the year ahead, the New Jersey Association of Realtors (NJAR) has assembled a list of 10 facts regarding the current state of real estate to offer some perspective on what to expect in 2010.


"NJAR's quarterly housing statistics over the past year have generally indicated home sales rising and prices stabilizing throughout the state," said NJAR 2010 President Judy Appleby. "These increases in buyer activity should spur further confidence in Garden State housing. Plus, expiration of the federal home buyer tax credit in April should spark a dramatic spring buying season that will hopefully set the tone for the remainder of the year in many of New Jersey's various markets."

1) First-time buyers are taking action, and for good reason. In 2009, first-time buyers made up 52 percent of the New Jersey real estate market, compared to 49 percent in 2008 and 36 percent in 2007. First-timers were spurred by high affordability, low rates, and the $8,000 federal tax credit, which has been extended to April 30, 2010. An estimated 45,700 first-time buyers took advantage of the credit last year, and it is expected to be a strong incentive for first-time buyers early this year.

2) Homes in the Garden State are a good investment. The seven-year home appreciation rate in New Jersey is 37.1 percent, more than five times the national rate of 7.1 percent. Likely due to the inherent advantages that the Garden State has to offer (great schools, unique neighborhoods, proximity to New York and Philadelphia, and access to the shore), New Jersey outperforms the national average in home appreciation.

3) It's a great time to trade up. The 2009 federal tax credit for first-time buyers has been expanded to include repeat buyers. That means that existing homeowners can qualify for up to $6,500 (or $3,200 for those filing separately) when they buy a home - a significant incentive to trade up to that dream home.

4) Waiting for prices to drop could cost you. A buyer obtaining a 30-year mortgage of $300,000 today at a 5 percent interest rate will pay approximately $1,610 each month in principal and interest. If that same buyer waits until sale prices drop five percent, he/she runs the risk of interest rates going up. A 30-year mortgage of $285,000 at a 6 percent interest rate will cost the buyer $1,708 per month in principal and interest. Those few percentage points can equate to thousands of dollars over the course of a mortgage.

5) Owning a home in New Jersey builds long-term wealth. New Jersey home buyers who purchased their homes seven years ago accumulated an average of $81,100 in home equity. Over the last decade (1998-2008), the median prices of homes in almost every metropolitan statistical area that covers the state have more than doubled.

6) It's a prime time to buy a second home. Especially in a state like New Jersey, with a great second home market in shore towns and other vacation destinations, now is a great time to purchase a second home. The 2009 median price of a second home in New Jersey was $246,300. Because of the relatively high amount of inventory, there are plenty of affordable options that, when paired with low interest rates, could be once-in-a-lifetime opportunities. Who wouldn't want their investment to double as a vacation getaway and a foundation to build lasting memories?

7) There is still time to take advantage of historically low interest rates. Many experts agree that the rates won't stay too low for long, but there is still time in early 2010 to take advantage of rates that have dropped significantly. Consider that in the third quarter of 2008 the average Northeast rate was 6.27. For the third quarter of 2009, the rate was 5.22.

8) Good news for sellers: New Jersey consumers are "buying in" to real estate. The vast majority of New Jersey buyers (86 percent) saw their purchase as a good financial investment, with 57 percent saying it is a better financial investment than stocks. Also, when asked about the primary reason for the timing of their home purchase, 46 percent of first-time buyers said it was just the right time.

9) Lower prices make homes more affordable. The median price of a single family New Jersey home in the 3rd quarter of 2009 is 11 percent lower than in the 3rd quarter of 2008. The housing affordability index during the same time period increased by 22 percent. NAR's housing affordability index measures whether or not a typical family could qualify for a mortgage loan on a median-priced, existing single-family home. Increasing levels of affordability mean a home purchase is within reach for more New Jerseyans than the same time the year before.

10) There are 50,000 Realtors in New Jersey that can provide you with localized information. Whether you are buying or selling, Realtors provide expertise on market trends, property conditions, and many other aspects of a real estate transaction. 85 percent of home buyers used a real estate agent or broker to purchase their home, as compared to 84 percent in 2008 and 76 percent in 2007. 88 percent of sellers were assisted by a real estate agent in selling their home.

Real Estate Deal-Breakers That Shouldn't Be


Purchasing a new home can be a very stressful experience. Most people are making the largest single purchase of a lifetime when selecting a primary residence. In addition to the monetary implications of such a large purchase, the actual process of buying a home contributes significantly to this stressful event of purchasing a home. Especially in today's markets, buyers must be well informed and have a good understanding of a property's underlying value before making the purchase decision. Prospective buyers saw real estate values plummet across the country during the mortgage meltdown

Even in a difficult market, once buyers are able to select a residence that meets their personal criteria, it is important for them to remain diligent until the property closes. Buyers should not let the home of their dreams escape them over minor differences during the buying and negotiating processes. Let's examine some of these minor roadblocks and maybe you will be able to overcome, or at least recognize, them when you decide to purchase your dream home.

Aesthetics

Prospective buyers should not let minor aesthetic differences hinder their big picture view of their dream house. If appliances or the decorative theme are not up to your expectations, keep in mind that most of these things can be easily modified over time.

Perhaps more important when viewing the interior of the home is to check for overall structural soundness and try to focus on potential rather than current appearance. So, how do you do this? A good strategy is to secure a licensed home inspector prior to closing on your deal. The inspector will provide a detailed analysis and cost breakdown on actual required repairs. Depending upon which state you reside in, the home inspection can be part of the actual contract. The home inspector will assess every aspect of the home's interior and exterior. The inspection findings may be legally used as leverage in the home buying process:

If the cost of repairs exceeds a preset dollar amount, the contract can be revoked if that is explicitly stated in your contract. For example, if the home inspection requires $8,000 worth of repairs for "structural soundness," but your contract states that you will not purchase the home unless repairs are below $1,000 then you have legal recourse for getting out of the deal. Typically, you are responsible for the non-refundable cost of the inspection, but most people are willing to incur that cost in order to save thousands of dollars down the road. The idea here is to focus more on the integrity of the home itself as a first step rather than your distaste for the current interior design or décor.



Sweat Equity

Buyers should not get discouraged when their potential dream homes require some old-fashioned manual labor to get it up to their standards. Real estate professionals refer to this as sweat equity. ." Sweat equity” is a time investment by the potential buyer to clean, redo and repair the potential property once the purchase is complete. Rarely are homes purchased that require no effort on your part. New construction is perhaps an exception, but a poor real-estate market can be littered with short sales and foreclosures - many of which are neglected, vacant properties. Also, many purchases are older properties with excellent construction characteristics but needing some "elbow grease."

About the NJ Market
The first-time home buyer tax credit has been extended from its original November 30, 2009


deadline, and it now provides an incredible incentive for existing owners too.

New and repeat buyers can take advantage, as long as they act before April 30, 2010.

Some more details:

• “First-time home buyers” are defined as buyers who have not owned a principal residence

during the three-year period prior to the purchase. So if you’ve owned before, but don’t now,

you could still be eligible for up to $8,000.

• Existing homeowners who have owned their home for five consecutive years out of the last

eight are eligible for a tax credit of up to $6,500 ($3,200 for those who are filing separately).

• The income limits to qualify for the full credit are $125,000 for a single person and $225,000

for a married couple. Individuals earning up to $145,000 and married couples earning up to

$245,000 are eligible for partial credit.

• In order to qualify, you must have a written, binding contract in place before April 30, 2010,

and close the transaction before June 30, 2010. There is a maximum sale price of $800,000.

• Claiming your credit is easy, but you will need to include documentation of the purchase with

your tax return and the form for claiming the credit.

NAR: Home sales spike in November


Sales rate of resale homes climbs 44% year-over-year

The sales pace for resale homes rose for the third straight month in November, climbing 44.1 compared to the same month last year, according to the National Association of Realtors

Sales reached a seasonally adjusted annual rate of 6.54 million, up 7.4 percent compared to October 2009. This rate is a projection of a monthly total over a 12-month period, adjusted to account for typical seasonal fluctuations in sales.

Regionally, the sales rate rose about 53.5 percent in the Midwest, 52.7 percent in the Northeast, 44.8 percent in the South and 28.1 percent in the West year-over-year in November

Real estate agents and brokers typically look forward to spring season when homebuyers come out in force, but In both Stone Harbor and Avalon, we have seen an uptick in sales over the last few months.

Home Buyer Tax Credit Extended, Expanded


The extension of the first-time home buyer tax credit will help continue to clear out inventory, but expanding the credit to include more buyers may not be as helpful in high-cost housing areas.



President Barack Obama recently signed legislation that extends the deadline on the first-time home buyer tax credit and adds a smaller tax credit for move-up and other home buyers.



The extension and expansion gives home buyers a tax incentive to buy a home until at least April 30, 2010 -- April 30, 2011 for qualifying military personnel. The previous deadline was just weeks away, November 30, 2009.



"The extension of the first-time home buyer tax credit will be crucial to clearing out unsold inventory and especially the lagging bank owned inventory that has not even hit the market yet," said Kim DiBenedetto, president of the Monterey County Association of Realtors.



That's true of many housing markets.



"California Association of Realtor studies tell us that for more than 75 percent of home buyers this year, the tax credit was very important and more than 40 percent of the home buyers would not have been able to buy without the credit," added DiBenedetto.



The existing tax credit for first-time homebuyers remains at a maximum $8,000.



A new tax credit of up to $6,500 is available to qualifying existing homeowners who buy a new primary residence (or have one built) by April 30, 2010, if they owned their existing home for five consecutive years over the last eight years. Second homes don't qualify for the credit.



Home buyers have to repay the credit if they live in their primary residence less than 36 months and are not members of the military.



The new rule also raises the qualifying income limits to $125,000 for single taxpayers and $225,000 for joint taxpayers, from the current $75,000 and $150,000.



The maximum allowed home purchase price is $800,000, which won't be as useful to move-up buyers in high-cost areas.



"Part of the bill also expanded the credit to move up buyers, however, it may not be as helpful to the homeowners in our areas because there is a cap on the purchase price of $800,000, but we are grateful to anything that will help even a few," said DiBenedetto, a real estate agent in Carmel, California.



That's also true of high-cost markets nationwide.



Both first-time home buyers and others must contract to buy a home by April 30, but close escrow by June 30, 2010.



Buyers can claim the credit on their 2009 taxes, even if the purchase is made in 2010 by filing an amended return.



DiBenedetto said "This will also assist in selling the short sale inventory that those buyers were afraid to consider because of the time frame involved in closing them when they were on this deadline to close by the end of the month (November)."



Buyers who don't owe taxes can have the credit refunded to them as a rebate.

It's all good news for the housing market.



The National Association of Realtors says as many as 400,000 resale transactions (1.2 million for both new and resale homes) were completed specifically because of the first-time home buyer tax credit, since it began, and that put a dent in the housing inventory.



Home sales also add property and sales tax revenues to the coffers of local governments as reduced inventory helps boost prices and home values.



The first-time home buyer tax credit's availability has coincided with mortgage rates often hanging below 5 percent, according to Jeff Howard, CEO of Erate.com.



As the November 30 tax credit deadline neared, reports from the Commerce Department, revealed new home sales slipped 3.6 percent in September and were down 7.8 percent from September 2008.



Tax credit history



As part of the Housing and Economic Recovery Act of 2008, Congress first created a $7,500 first-time home buyer tax credit for those who purchased a home between April 8, 2008, and July 1, 2009.



Later, under the American Recovery and Reinvestment Act of 2009, Congress extended the credit and raised it to an $8,000 tax credit for those who purchased homes by the November 30, 2009 expiration date.



By October 9, 2009, more than 1.2 million tax returns had claimed about $8.5 billion in the refundable tax credit, for both new and resale homes - according to the Treasury Inspector General for Tax Administration (TIGTA). A TIGTA audit also revealed last month that nearly 90,000 taxpayers -- including nearly 600 children -- may have fraudulently enjoyed the credit, hoodwinking the government out of more than $600 million.



The new legislation includes provisions to stifle fraud after the Internal Revenue Service identified 167 suspected criminal schemes and opened nearly 107,000 examinations of potential civil violations of the first-time homebuyer tax credit.



Cheating the IRS is a federal felony that comes with a fine of up to $250,000 and three years in a federal pen, or both. To combat fraud, a HUD-1 Settlement Statement will have to be attached to the tax return to secure the credit.

Bring the Dog to Stone Harbor 'Sandy Paws' 5K Run, Pooch Walk



STONE HARBOR - The Stone Harbor Fire Department will have the second annual Sandy Paws 5K and 1 mile Pooch Walk on Nov. 28.
The event starts at 9:00 am at the Stone Harbor Firehouse at 96th and Second Avenue.
The 5K race is for runners and walkers only. The 1 mile Pooch Walk is for dogs and walkers and will be on the beach.
Trophies will be awarded for the 1st, 2nd, and 3rd place male and female finishers overall and for the 1st place finisher and for the 1st place winner in each age group and the 1st place finisher male and female in the category Fire/EMS/Police.
Awards will be given to the 1st, 2nd, and 3rd place “Best Dressed” Pooch.
The event benefits the Stone Harbor Fire Department and the Animal Alliance of Cape May County.
