Avalon/Stone Harbor NJ Weekly Update June 16th, 2016




AVALON’S BEACHES are now ready to go for the summer season after a major sand backpassing project was completed last weekend.  55,000 cubic yards of sand were scraped from the 32nd to 38th Street beaches and moved to north-end beaches to replenish them.  Erosion from winter storms had moved the sand southward; the backpassing project returned it to its point of origin.  Rather than put the project out for bid, the work was performed by the Avalon Department of Public Works, which rented heavy equipment for the job.  A major beachfill project is anticipated prior to the 2017 season.

THE HEREFORD INLET LIGHTHOUSE MARITIME FESTIVAL takes place this Saturday & Sunday at 111 N. Central Avenue in North Wildwood.  The festival will feature music, food, crafts, historians, and tours of the lighthouse, while celebrating South Jersey’s maritime history.  The Hereford Inlet Lighthouse is still in operation, and its light is visible at night from many areas of Avalon & Stone Harbor.

OTHER MAJOR WEEKEND EVENTS include an Open House at Avalon’s Public Library, and Sea Isle City’s Skimmer Festival.  For something a little different, try a “Full Moon Climb” at the Cape May Lighthouse on Monday evening, June 20th!

$832 PER POUND!  That’s what a prize-winning 212-pound mako shark was worth in the recent South Jersey Shark Tournament.  The mako, caught by a crew of sport fishermen from New York, won $176,414 in prize money!  Whether you’re looking to catch a big mako shark, or something a bit more modest, seek advice (and bait!) from local tackle shops, including Smuggler’s Cove in Stone Harbor, or Moran’s Dockside and Avalon Hodge Podge in Avalon.

ROAD CONSTRUCTION, detours, and delays are often part of getting to the Shore on busy summer weekends.  But the next time you grumble about road construction slowing your trip, consider the early options for reaching your favorite Island…see below for a look at how everybody got here a hundred years ago!

Avalon/Stone Harbor NJ Weekly Update June 2nd, 2016



GREAT START, GRAY FINISH!  Friday, Saturday, and Sunday saw ideal weather for kicking off the summer season, with beachgoers, boaters, pedestrians, and bicyclists all taking advantage of it. Monday brought rain and gray skies which led to the cancellation of parades (but not ceremonies) in both Avalon and Stone Harbor, and sent many home a bit earlier than usual. Despite that, most are reporting a strong weekend and a great start to the season!

SLOW DOWN FOR TURTLES!  At this time of year diamondback terrapins begin crossing local roads seeking higher ground on which to lay eggs.  Give ‘em a brake!  Roadway mortality is listed as a major threat to the terrapin population.  If you are inclined to help a turtle across the road, carefully help them cross in the direction they are already headed, while taking care to ensure your own safety.

LIFEGUARD TRYOUTS:  Do you have what it takes to be a lifeguard?  If so, and you’re looking for summer employment, Avalon and Stone Harbor will each hold lifeguard tryouts on Saturday, June 4th, at 10am.  Avalon’s will be held on the 32nd Street beach, and Stone Harbor’s will be held at the 95th Street beach.

AT THE 95th STREET BEACH a new deck, pergola, and walkway over the dunes were just dedicated last week.  Catch some sun, a breeze, take in the ocean view, or read a book on a bench in the shade!

Real Estate Facts for 2010 From NJAR

EDISON — The turn of a new year comes with both question and promise regarding New Jersey real estate. To prepare for the year ahead, the New Jersey Association of Realtors (NJAR) has assembled a list of 10 facts regarding the current state of real estate to offer some perspective on what to expect in 2010.


"NJAR's quarterly housing statistics over the past year have generally indicated home sales rising and prices stabilizing throughout the state," said NJAR 2010 President Judy Appleby. "These increases in buyer activity should spur further confidence in Garden State housing. Plus, expiration of the federal home buyer tax credit in April should spark a dramatic spring buying season that will hopefully set the tone for the remainder of the year in many of New Jersey's various markets."

1) First-time buyers are taking action, and for good reason. In 2009, first-time buyers made up 52 percent of the New Jersey real estate market, compared to 49 percent in 2008 and 36 percent in 2007. First-timers were spurred by high affordability, low rates, and the $8,000 federal tax credit, which has been extended to April 30, 2010. An estimated 45,700 first-time buyers took advantage of the credit last year, and it is expected to be a strong incentive for first-time buyers early this year.

2) Homes in the Garden State are a good investment. The seven-year home appreciation rate in New Jersey is 37.1 percent, more than five times the national rate of 7.1 percent. Likely due to the inherent advantages that the Garden State has to offer (great schools, unique neighborhoods, proximity to New York and Philadelphia, and access to the shore), New Jersey outperforms the national average in home appreciation.

3) It's a great time to trade up. The 2009 federal tax credit for first-time buyers has been expanded to include repeat buyers. That means that existing homeowners can qualify for up to $6,500 (or $3,200 for those filing separately) when they buy a home - a significant incentive to trade up to that dream home.

4) Waiting for prices to drop could cost you. A buyer obtaining a 30-year mortgage of $300,000 today at a 5 percent interest rate will pay approximately $1,610 each month in principal and interest. If that same buyer waits until sale prices drop five percent, he/she runs the risk of interest rates going up. A 30-year mortgage of $285,000 at a 6 percent interest rate will cost the buyer $1,708 per month in principal and interest. Those few percentage points can equate to thousands of dollars over the course of a mortgage.

5) Owning a home in New Jersey builds long-term wealth. New Jersey home buyers who purchased their homes seven years ago accumulated an average of $81,100 in home equity. Over the last decade (1998-2008), the median prices of homes in almost every metropolitan statistical area that covers the state have more than doubled.

6) It's a prime time to buy a second home. Especially in a state like New Jersey, with a great second home market in shore towns and other vacation destinations, now is a great time to purchase a second home. The 2009 median price of a second home in New Jersey was $246,300. Because of the relatively high amount of inventory, there are plenty of affordable options that, when paired with low interest rates, could be once-in-a-lifetime opportunities. Who wouldn't want their investment to double as a vacation getaway and a foundation to build lasting memories?

7) There is still time to take advantage of historically low interest rates. Many experts agree that the rates won't stay too low for long, but there is still time in early 2010 to take advantage of rates that have dropped significantly. Consider that in the third quarter of 2008 the average Northeast rate was 6.27. For the third quarter of 2009, the rate was 5.22.

8) Good news for sellers: New Jersey consumers are "buying in" to real estate. The vast majority of New Jersey buyers (86 percent) saw their purchase as a good financial investment, with 57 percent saying it is a better financial investment than stocks. Also, when asked about the primary reason for the timing of their home purchase, 46 percent of first-time buyers said it was just the right time.

9) Lower prices make homes more affordable. The median price of a single family New Jersey home in the 3rd quarter of 2009 is 11 percent lower than in the 3rd quarter of 2008. The housing affordability index during the same time period increased by 22 percent. NAR's housing affordability index measures whether or not a typical family could qualify for a mortgage loan on a median-priced, existing single-family home. Increasing levels of affordability mean a home purchase is within reach for more New Jerseyans than the same time the year before.

10) There are 50,000 Realtors in New Jersey that can provide you with localized information. Whether you are buying or selling, Realtors provide expertise on market trends, property conditions, and many other aspects of a real estate transaction. 85 percent of home buyers used a real estate agent or broker to purchase their home, as compared to 84 percent in 2008 and 76 percent in 2007. 88 percent of sellers were assisted by a real estate agent in selling their home.

What is The Winning Formula? Maybe Patience and Willingness To Negotiate. So how are successful sellers doing it? The basic formula to getting to a SOLD sign in a buyer's market would be…..
#1- listen to your Realtor and Pay attention to the comps .
#2 is Price.
#3 comes location, and the condition of the property.

And sometimes it just takes time.
Yes! Location, condition and price are key factors. Plus, patience and willingness to negotiate are absolutely essential. You have to keep remembering it is a buyer's market! A seller needs to set the price correctly from day one. What is your bottom line? What’s your strike price? Something to think about….If you want to get your property Sold, Don’t be greedy. Other sellers who set their price correctly now have contracts.

You hear on the news about the sluggishness in the real estate market. It's real. There are more listings available to buyers than any time in recent history. Here in Stone Harbor, there are 123 single family homes now for sale. That represents more than a 4 years of inventory. Six homes managed to go under contract since the first of the year, and nine single family homes have Sold and settled. Average listed price was $2,933,655,and average Sold price was $2,584,740. And average time on the market was 187 days.

In Avalon there are now 216 single family homes now on the sale market with an average list price of $2,282,007 and average time on the market is 247 days. Eight single homes have Sold since the first of the year, and right now there are 23 single family homes under contract!

What does all this mean?
Deal With Reality…..Buyers are now buying the best for their money. Either your house should stand out from the crowd for the listed price, or you should reduce your price.

Adapt. Be Ready To negotiate. Buyers today know the comps and want the best deal.
What Your neighbor Sold his place for two years ago is not relevant. And has nothing to do with market value today. Recent comps show you market reality.

Presentation. Have your house ready to be shown at its best. You never get a second chance to make a first impression!
Does your house have curb appeal? What can you do to make it more inviting so a buyer would want to come inside? How about your lawn? Have your lawn and garden spruced up too. Think about planting some colorful flowers out in the front of your house .

Have your house sparkle when you put it on the market..Investing in touch-up paint, carpet cleaning,(or even new carpet) and even professional staging when necessary yields a big return on investment If you do not have the knack to do it yourself, pay a professional stager. It’s money well spent, and your home will be worth more in the long run. Buyers are picky.

We don’t know what the future may bring ,but we do know this.. the market was overheated and is now undergoing a correction. All the negative press created has fear and fear can be infectious.

However,MLS facts show a recent flurry of sales made in both Stone Harbor and Avalon. There are smart buyers who realize that here at the Shore the timing is perfect to jump in. Let's hear it for all those who followed their gut feelings and are now under contract. They realize that NOW is the time to cut a really good deal!
