A Vacation Home In Avalon or Stone Harbor NJ. Things To Consider.

 
So.... you have Finally made the decision to invest in a vacation home, ( hopefully in Avalon or Stone Harbor NJ!)

 

A Vacation home at the Jersey shore is a great investment and very exciting for your entire family.

you should keep in mind when you’re thinking about investing in a second home.

What Is Your Comfortable Price Range? Get in touch with a reputable mortgage representative before you begin to look at properties.Give him your financial information , and find out exactly what you can realistically afford, and what you are qualified to buy.Remember you have to consider additional monthly costs in addition to your mortgage payment. Property taxes, homeowner's insurance, HOA fees, preventative maintenance, furniture and decorating.

 

Location is still the most important factor to consider in your purchase. Are you a beach person or a bay person?

Are you going to use the home for your family as a summer home? Or will you be renting your home at least part of the summer? Your Realtor will give you the rental history of the home.

Here at the New Jersey Shore, most of our homeowners are from Pennsylvania, New York, Connecticut and Delaware and have a 1.5 to 3 hour drive to their summer home in Avalon and Stone Harbor, and they spend most of the summer here.

Think about a property manager to handle maintenance. As an absentee owner, having someone looking after your investment while be a huge relief.

Senate Passes Flood Insurance With House Amendments

On March 13, 2014, the United States Senate voted 72-22 to approve the Homeowner Flood Insurance Affordability Act (H.R. 3370). The Senate acted quickly to pass the bill as amended by the House to avoid the need for a conference committee to reconcile any differences. The new bill further reins in and holds the Federal Emergency Management Agency (FEMA) accountable for the Biggert-Waters implementation issues.

As passed, the bill repeals FEMA’s authority to increase premium rates at time of sale or new flood map, and refunds the excessive premium to those who bought a property before FEMA warned them of the rate increase. The bill limits premium increases to 18% annually on newer properties and 25% for some older ones. Additionally, the bill adds a small assessment on policies until everyone is paying full cost for flood insurance. President Obama is expected to sign the bill into law when it arrives at the White House. NAR had urged a swift vote in the Senate.

37-If you are up for climbing 199 steps, you must see the Cape May Lighthouse with a beautiful sweeping view of the Delaware Bay and Atlantic Ocean.

Avalon and Stone Harbor NJ has seen a strong close to 2013, and we see a rising interest in the affluent segment of the housing market for 2014. As we move into 2014, Luxury homes in Avalon and Stone Harbor are thriving with buyers gravitating toward properties in the $1 million and up price range. The Million dollar plus buyer continues to be a significant force.
At the close of 2013, the $1 to $3 million tier of the market was extremely active, with  sales in the luxury market in Avalon and Stone Harbor  thriving .

Stone Harbor and Avalon NJ real estate market is upbeat, and well priced luxury homes continue to be in high demand and now, as we move into 2014 luxury homes in Avalon and Stone Harbor are thriving with 12 Sales over Million since January 1, 2014.
