Having a look over the pace of real estate sales activity over the last 6 years shows how the market is performing and clearly shows an increase in sales activity. This is a Useful reference point. Numbers don't lie. We are seeing steady sales and some stability. The last few months show an increase in Under Contracts including the top tier luxury market.. (An $8,200,000 beach front home is Now Under Contract.) The market is hot for motivated buyers and sellers .

House Hunters' First Impressions Are As Important As Price according to survey.
When going through the process of searching for a new home to buy, square footage, layout and price are important, but most Americans are apparently relying just as much—or even more—on intuition and their first impression of prospective homes. That's according to a new study out today, in which 62% of women and 61% of men say they know within the first visit of a home if it's right for them.
Also, 28% of women and 25% of men say they actually put more emphasis on how they feel about a home than they do on other more tangible specifics. "A home is more than square-footage and the number of bedrooms and bathrooms, and this survey shows just how much emotion can play a role in home buying process," says Jessica Edwards, consumer specialist.
"When two people are looking for a home together, there are many considerations to take into account. Of course, price and layout matter, but 'feeling at home' is an important factor." The survey, which entailed phone interviews with 1,000 men and women from across the United States, also sheds some light on the roles men and women are playing at home—and shows some varying generational attitudes toward them.
For example, 54% of women say they take the lead when it comes to decorating a home; however, younger men are playing a larger role in those decisions than did men in their fathers' or grandfathers' generations. While 48% of those younger than 44 say the decorating decisions are made mutually, just 36% of those over 55 say the same. In the kitchen, 68% of women say they are the "primary chef" for the household, while 23% of men say the same.

Each month, I provide the latest Stone Harbor Real Estate market sales statistics based on data from the Cape May County MLS. These Monthly Market Reports are intended to share sales information to help you can make an informed decision about the Stone Harbor Real Estate Market before you buy or sell a home in the Stone Harbor area.

Spring has Sprung! But this spring is different than those of recent memory.After 6 years of sitting on the sidelines, Buyers are back ! And today's buyers are well informed and have researched all of the market comps.
Sellers today must decide if they want to be IN the market ON the market. A realistic listed price will make the difference.
Smart sellers have finally come to understand when properties are priced competitively, homes will sell quickly in any market ,and those who have priced their homes competitively are getting offers and getting SOLD
Some sellers still insist on pricing their property to the peak of 2006, 2007, & 2008 markets. This is a total waste of time. These owners hoping for a high price of the old days have their listing languishing on the market and remaining unsold. Some have been sitting on market for 2+ years at unrealistic list prices.
Besides being priced competitively, the house needs to be in good condition. The house needs to stand out in value just to make the buyer's short list of properties they would like to see.
Since the first of this year, 45 single family homes have been SOLD in Stone Harbor and Avalon, and another 41 single family homes are now Under Contract as of April 16.
Let's compare to last year. In Entire year of 2011, 58 single family homes were Sold in Stone Harbor
107 single family homes were Sold in Avalon
Since the first of this year, 12 single family homes have been SOLD in Stone Harbor with an average list price of $1,688,324, and average SOLD price of $1,556,590.
37 single family homes have been SOLD in Avalon with and average list price of $1,840,000 and an average SOLD price of $1,545,750
And in Stone Harbor, another 15 single family homes are now Under Contract as of April 16.
In Avalon another 22 single family homes are now under Contract.
Let's compare to 2011. 107 single family homes were Sold in Avalon and 58 single family homes were Sold in Stone Harbor
