Stone Harbor Sales Activity Update April 16, 2012


Each month, I provide the latest Stone Harbor Real Estate market sales statistics based on data from the Cape May County MLS. Spring has Sprung! But this spring is different than those of recent memory.After 6 years of sitting on the sidelines, Buyers are back ! And today's buyers are well informed and have researched all of the market comps.


Sellers today must decide if they want to be IN the market ON the market. A realistic listed price will make the difference.

Smart sellers have finally come to understand when properties are priced competitively, homes will sell quickly in any market ,and those who have priced their homes competitively are getting offers and getting SOLD

Some sellers still insist on pricing their property to the peak of 2006, 2007, & 2008 markets. This is a total waste of time. These owners hoping for a high price of the old days have their listing languishing on the market and remaining unsold. Some have been sitting on market for 2+ years at unrealistic list prices.



Besides being priced competitively, the house needs to be in good condition. The house needs to stand out in value just to make the buyer's short list of properties they would like to see.


Since the first of this year, 45 single family homes have been SOLD in Stone Harbor and Avalon, and another 41 single family homes are now Under Contract as of April 16.

Let's compare to last year. In Entire year of 2011, 58 single family homes were Sold in Stone Harbor
107 single family homes were Sold in Avalon


Since the first of this year, 12 single family homes have been SOLD in Stone Harbor with an average list price of $1,688,324, and average SOLD price of $1,556,590.

37 single family homes have been SOLD in Avalon with and average list price of $1,840,000 and an average SOLD price of $1,545,750

And in Stone Harbor, another 15 single family homes are now Under Contract as of April 16.
In Avalon another 22 single family homes are now under Contract.

Let's compare to 2011. 107 single family homes were Sold in Avalon and 58 single family homes were Sold in Stone Harbor
